For homes across Glasgow and Central Scotland, the roof has to cope with persistent rain, strong winds and regular temperature changes. A good-looking covering alone is not enough. The structure, underlay, ventilation, flashings and drainage all need to be designed and fitted as one weatherproof system.
What Is a Pitched Roof?
A pitched roof has two or more sloping surfaces that direct rainwater towards gutters and downpipes. The slope is generally formed by rafters or pre-manufactured roof trusses, with the roof covering fixed over battens and a breathable underlay.
Common forms include gable roofs, hipped roofs, mono-pitch roofs and more complex designs with valleys, dormers or roof windows. Each shape has its own drainage and detailing requirements. A simple gable roof is often more direct to construct, while a roof with valleys or multiple junctions needs more careful workmanship because these areas receive concentrated water flow.
The pitch itself matters. Some tiles and slates can be used at lower pitches than others, but only when installed to the manufacturer’s specification and with suitable underlay and lap details. Selecting a covering solely because of its appearance can lead to problems if it is not suitable for the roof angle.

A durable pitched roof is built in layers. The visible tiles or slates are the outer defence, but they are only one part of the construction.
The roof structure
The structural frame carries the weight of the roof covering, withstands wind loading and transfers those loads safely into the walls below. Traditional cut roofs use individual timber rafters, joists and purlins assembled on site. Trussed roofs use engineered timber trusses that are designed and manufactured for the building.
The right choice depends on the building layout, spans, roof shape and whether the loft will be used for storage or converted into living space. Altering trusses without professional design can seriously weaken a roof. If a new opening is needed for a roof window, stairwell or loft conversion, the structure must be assessed before any timber is cut.
During a replacement project, experienced roofers also inspect for sagging rafters, timber decay, historic water damage and poorly supported alterations. Covering over a structural defect may make the roof look better for a short time, but it does not solve the cause.
Decking, underlay and battens
On many tiled and slated roofs, a breathable underlay is fixed across the rafters before the battens are installed. This secondary layer helps manage wind-driven rain, snow and dust that may pass beneath the outer covering. It is not a substitute for correctly laid slates or tiles, and it must be fitted with proper laps and drainage paths.
Battens are then fixed at precise gauge measurements to support the chosen covering. Their spacing affects tile overlap, fixing points and the final line of the roof. Poor-quality or badly spaced battens can cause uneven courses, insecure fixings and a finish that looks untidy from the street.
Certain roof designs may also use sarking boards or other deck systems. The exact build-up should suit the property, roof covering and local exposure conditions. This is one reason a survey is valuable before agreeing on materials and price.
Slates, tiles and their fixings
Natural slate remains a popular choice for traditional properties because it is durable, attractive and well suited to many Scottish homes. It requires skilled sorting, cutting and fixing, particularly around hips, valleys, chimneys and abutments. Reclaimed slate can be useful for repairs, although its condition, thickness and compatibility must be checked carefully.
Concrete tiles can offer a practical, cost-effective solution, while clay tiles provide a distinctive finish and long service life. Both are heavier than some alternatives, so the existing structure must be suitable. The roof covering should be fixed using the correct nails, clips or other specified fixings for the location and exposure.
Wind is a major consideration. Properties in open or elevated areas may need enhanced mechanical fixing, especially along verges, eaves, ridges and around roof features. Mortar alone is not the answer for every detail. Modern dry-fix systems can provide a secure, ventilated and lower-maintenance option where appropriate.
The Details That Prevent Leaks
Most roof leaks begin at a junction, not in the middle of a tile field. Chimneys, valleys, roof windows, vents, parapet walls and abutments all need careful flashing and weathering details.
Lead is widely used because it can be shaped to form durable flashings, soakers and gutters. It must be installed with allowance for expansion and contraction. Poorly dressed lead, insufficient laps or cracked old flashings can allow water into the roof even when the slates or tiles remain sound.
Valleys deserve particular attention. They collect water from two roof slopes and can become blocked by moss, leaves or broken fragments of covering. A valley may be formed in lead, tile, slate or another approved system, but it must be correctly sized and kept clear. If water is backing up at a valley, prompt action is sensible before it reaches the timbers below.
At the roof edges, eaves support the first course of tiles or slates and guide water into the gutter. Verges protect the exposed side edges, while ridge and hip systems finish the upper lines of the roof. These are high-exposure areas, so a loose ridge tile or failing verge should never be ignored after a storm.
Ventilation and Insulation Must Work Together
A cold roof loft needs controlled ventilation to reduce the risk of condensation. Warm, moisture-laden air from kitchens, bathrooms and everyday living can rise into the roof space. If it cannot escape, it may condense on cold timbers or underlay, creating damp conditions that encourage mould and timber decay.
Ventilation is usually provided at eaves, ridge level or both, depending on the roof design. Insulation must not block the airflow path at the eaves. This is a common issue in older lofts where insulation has been pushed tightly into every corner.
The approach changes if insulation is installed along the rafters for a loft conversion or warm roof arrangement. In that case, vapour control, ventilation and insulation thickness need to be considered as a complete build-up. Building regulations and, in Scotland, relevant building warrant requirements may apply to substantial roofing or structural work.
Planning a New Pitched Roof or Replacement
A proper project starts with a close inspection, not a guess from the ground. The roofer should assess the condition of the covering, the supporting timbers where visible, flashings, gutters, roofline, ventilation and any signs of internal damp. For an older property, it is also worth checking chimneys, roughcast, render and sandstone at roof level, as defects in adjacent building elements can be mistaken for a roof leak.
The scope should be clear before work begins. Is the job a local repair, a partial re-roof or a complete strip and replacement? Replacing only damaged areas can be cost-effective where the rest of the roof is in sound condition. However, repeated patch repairs may become poor value if the underlay is failing, battens are deteriorated or the covering is nearing the end of its serviceable life.
A reliable quotation should explain the materials, access requirements, waste removal, scaffold provision, flashings, ventilation work and roofline items included. It should also identify likely provisional work, such as replacement of hidden rotten timber, so there are fewer surprises once the roof is opened.
Signs Your Pitched Roof Needs Attention
Water marks on ceilings, slipped slates, broken tiles and visible daylight in the loft all need investigation. Other warning signs include sagging roof lines, recurring moss build-up in valleys, loose ridge components, overflowing gutters and staining around chimneys or roof windows.
Not every issue means a full replacement is required. A handful of slipped slates, a damaged flashing or a blocked valley can often be repaired quickly if dealt with early. Waiting until water has reached insulation, plasterboard and internal finishes usually makes a smaller fault more expensive.
